			<content:encoded><![CDATA[<p>The ownership of the building wanted to upgrade the common reception area with glass block as well as install glass block panels into the wall separating the reception and conference room. Also included were new server room doors, creating 2 new offices, carpet patching and installation of new carpeting in conference room. The conference room was to be a showpiece for all the tenants of the building to use.</p>

<p><strong>Pre-Demolition:</strong> Schafer Construction had pre-construction meetings with the City of Bellevue so that the tenant improvement went smoothly</p>

<p><strong>Demolition:</strong> Demolish reception wall and doorway entrances for new offices.</p>

<p><strong>Construction:</strong> Build new wall separating office and conference room. Build walls separating newly created offices. Electrical and grid repair. Also insulate conference room ceiling from overhead plumbing that was making noise.</p>

			<content:encoded><![CDATA[<p><strong>Tenant Improvement Summary:</strong> The ownership of the Willows Business Center signed a lease with a new prospective tenant. The existing warehouse space was being used as a low-bay manufacturing with all light fixtures and 2 ‚ 4‚ electrical gutter runs with several coiled electrical drops at about 12‚ off the warehouse floor. There were also dual warehouse offices and a separate supervisor‚ office that were to be demolished and removed from the warehouse space. Schafer Construction painted the warehouse and scrubbed the floor. Schafer Construction was able to finish the work in 1 week 2 days.</p>

			<content:encoded><![CDATA[<p><strong>Office</strong>: Complete office tear down and rebuild (floor to ceiling). Project included creating two bathrooms, training room, conference room, trade store with new additional storefront entrance, kitchen, sales offices, server room and installing a complete new HVAC system with 2 new HVAC rooftop units. New fire alarm system. The office/warehouse demising wall had to be moved out to accommodate the new trade space. All interior doors are new solid core oak doors with timely frames and Yale dark bronze locksets and hinges. Recessed parabolic fluorescent light fixtures throughout with fluorescent can fixtures in the training room. VCT tile flooring in kitchen and trade space where retail racking and slot wall was installed for hanging products. Sheet vinyl and wainscot in bathrooms with granite counter tops, new bathroom fixtures, accessories and partitions. Complete new HVAC system with electronic filters and 2 rooftop HVAC units were also installed. High quality finishes for a warehouse office.</p>

<p><strong>Warehouse:</strong> Re-lamp of the entire warehouse and updated fluorescent lighting ballasts where needed. Updated fire alarm system in warehouse. Main electrical panels were updated and traced to get accurate breaker descriptions. Installed two hanging infrared heaters above a shipping station on the far wall of the warehouse for worker comfort in colder months. Warehouse floor was also scrubbed and sealed.</p>

<p><strong>Building Modifications: </strong>Created two new dock high doors from two existing grade level doors. Both have mechanical dock levelers and weather protecting dock shelters. Excavation of the new dock high truck doors involved extend one of the building&#8217;s spread footings down and out about 7&#8242;. New drainage plan with upgraded catch basin servicing a second building. New dock walls also installed and asphalt.</p>

<p>Scott&#8217;s Lawn Service then contacted Schafer Construction. After visiting the site and talking with City officials the scope of the project was to build a room around the server, bring in dedicated electrical circuits, add lighting, bring in one fire sprinkler head tapped from the existing system and air condition the space.</p>

<p>Schafer Construction called the City of Kirkland and set up a meeting, edited existing drawings to show the alteration, filed for a building permit and got same day service from the City with building permit in hand to begin construction. Schafer Construction was able to bid out to a select few subcontractors who we knew to be extremely responsive and delicate with server equipment already up and running inside a structure they were to build. The project went very quickly and the construction phase was completed within a week.</p>

<p><strong>DEMOLITION:</strong> Remove stucco and OSB board to expose damage to covered framing on 2 sides. During demolition we discovered some water intrusion problems that Schafer Construction immediately notified the property management. The management wanted Schafer Construction to repair water damaged OSB plywood on the entire panel which we did.</p>
<p><br class="spacer_" /></p>
<p><strong>REPAIR AND REPLACE:</strong> Repair damaged &#8220;2&#215;4‚&#8221; lumber on the adjoining corner to 2 sides, reface with OSB board, vapor barrier and re-install stucco exterior. Finish coat and texture was color matched to existing building finish.</p>

<p><strong>CLEAN-UP: </strong>All demolition and excess material were hauled offsite and disposed of appropriately. Site was broom swept after work had been completed.</p>

<p><strong>Warehouse:</strong> The warehouse floor was re-surfaced by diamond grinding to remove the black appearance of the slab floor. Bolt holes and cracks in the concrete were filled then the entire warehouse floor was re-sealed with a penetrating sealer. The warehouse was brought up to code for fire audible and visual. A forklift ramp was installed and bolted to the dock edge.</p>
